Roof Replacement

A roof replacement in Huntsville costs $8,000 to $14,000 for architectural shingles on a typical 2,000 square foot home in 2026, including tear-off, disposal, synthetic underlayment, new flashing and a manufacturer warranty. Larger or steeper roofs, rotten decking and a second shingle layer push the number up. Standing seam metal on the same house runs $20,000 to $32,000.

The houses coming due right now are the 2003 to 2010 builds in Madison, Harvest, Meridianville and Hampton Cove, where the builder's three-tab or entry-grade architectural shingles are hitting 15 to 22 years at the same time. The older brick ranches in south Huntsville are on their third or fourth roof and are usually replaced after a hail event or a sale.

We quote every replacement as a line-item scope. You see the square count, the shingle, the underlayment, the flashing, the ventilation and the decking allowance as separate numbers. Nobody should be comparing two one-line bids.

Crew tearing old shingles off a two-story home

What a new roof costs here

Roofing is priced per square, which is 100 square feet of roof surface, not floor area. A 2,000 square foot single-story ranch with a 5/12 pitch and overhangs is about 24 to 26 squares. A 2,000 square foot two-story is closer to 14 to 18 squares because the footprint is smaller. That is why the single-story house is often the more expensive roof.

In Huntsville, installed architectural shingles are running $400 to $600 per square in 2026 for a straightforward roof, so the ranch lands around $10,000 to $14,000 and the two-story around $7,000 to $10,000.

Things that move the price: a steep pitch over 8/12 adds safety setup and slows the crew. A second layer of old shingles adds tear-off and dump fees. Rotten decking is replaced by the sheet, usually $75 to $120 each. Lots of valleys, dormers and penetrations add flashing time. Premium shingle lines and upgraded ridge vents add material.

Things that do not move the price much: color, and whether the house is in Huntsville or Harvest. We price the same across the county.

Signs you are past repair

Granules in the gutter by the handful, not a sprinkle. Shingles that are cupping at the corners or cracking across the middle. Bald patches where the mat shows through. Two or more leaks in different parts of the roof in the same year. Daylight visible through the decking in the attic. A roof over 20 years old with a hail claim history.

Any one of those on a young roof is a repair. Three of them on a roof past 18 years means every repair is money toward a roof you will replace within two or three years anyway.

The honest middle case is the 15 year old roof in a Hampton Cove or Madison subdivision with one leak and otherwise decent shingles. We fix that one. The photos tell the story, and we would rather earn the replacement five years from now than sell it today.

The 25 percent rule and insurance

People ask about the 25 percent rule because it shows up in search results. It is a Florida building code provision: when more than 25 percent of a roof section is repaired or replaced within 12 months, the whole section has to be brought up to current code. Alabama has no such statute, and the City of Huntsville does not enforce one.

What does apply here is how insurers handle hail and wind. After a 1.5 inch hail event in Madison County, an adjuster is deciding between a slope repair and a full replacement, and the difference comes down to documentation: how many hits per test square, whether the damage is on multiple slopes, and whether matching shingles are still manufactured. We photograph and chalk-mark hits so the file speaks for itself.

If a claim is approved, your out of pocket is the deductible, and most Madison County policies now carry a percentage wind and hail deductible of 1 to 2 percent of the dwelling coverage. On a $400,000 house that is $4,000 to $8,000. We tell you that number before you decide anything.

Tear-off to final walkthrough

Day one starts early because north Alabama afternoons bring storms. We tarp the landscaping, set a dump trailer, and strip the roof to the decking. Every sheet of decking gets walked and probed. Soft or delaminated sheets are replaced and photographed, and the count goes on the final invoice against the allowance in the quote.

Next comes ice and water shield in the valleys and around penetrations, then synthetic underlayment across the field, new drip edge, and new step and counter flashing at every wall and chimney. Old flashing never gets reused.

Shingles go on with six nails per shingle on steep pitches and on the exposed north and west slopes that take the wind. Ridge vent or the existing ventilation gets evaluated, because a hot attic is what cooked the last roof. Pipe boots are new.

Most residential roofs are finished in one day, two for large or steep ones. We run a magnet through the yard and the driveway for nails, haul the debris, and walk the roof with you from the ground or on a tablet with photos of every detail.

Shingle grades and the metal option

Three-tab shingles still exist and we do not recommend them in Huntsville. They carry lower wind ratings and they are the ones that did not make it to year 15 in the subdivisions.

Architectural shingles are the standard. A 30 year rated architectural shingle with a 110 to 130 mph wind rating is what goes on most of our replacements. Impact-rated Class 4 shingles cost 10 to 20 percent more and some insurers discount the premium for them, which can pay the difference over a few years in a hail county.

Metal is the other road. Standing seam costs two to three times what shingles cost and should outlast two shingle roofs, and it is becoming common on new builds in Hampton Cove and on rural homes in New Market and Hazel Green. The metal roofing page covers panel types, metal over shingle, and what it costs against a shingle re-roof.

Questions we get

What is the average cost to replace a roof on a 2,000 square foot home?

In Huntsville in 2026, $8,000 to $14,000 for architectural shingles with full tear-off. A single-story 2,000 square foot ranch has more roof area than a two-story of the same size, so it usually lands in the upper half of that range. Metal roofs on the same house run $20,000 to $32,000.

How long does a roof replacement take?

One day for most Huntsville homes under 30 squares, two days for large, steep or complex roofs. We start early because of afternoon storms, and we do not strip more roof than we can dry in by evening.

Do I need a permit to replace a roof in Huntsville?

We pull a permit where the city or county requires one and include any fee as a line on the estimate, so you are not surprised by it later.

Is $30,000 too much for a roof?

It is too much for an ordinary 2,000 square foot shingle roof in Huntsville, where $8,000 to $14,000 is typical. It is a fair number for standing seam metal on a mid-size house or shingles on a large, steep, complex roof over 40 squares. Ask for the square count and a line-item scope before deciding.
