Roofers in New Market

New Market is rural northeast Madison County, out Winchester Road past the Flint River, and roofing out here means long gravel driveways, older homes with a mix of metal and shingle, and a barn or shop that needs work as often as the house does. We cover New Market from Huntsville with written line-item pricing, and typical repairs run $300 to $1,800. Metal work, both new installs and screw-and-seal repairs, is about half of what we do here.

The housing is older than the subdivisions on the other side of the county: 1960s to 1990s brick and wood-sided homes on one to twenty acres, a handful of newer custom builds on the ridges, and the older farmhouses that have been in the same family since before Huntsville grew out to meet them.

Roofs out here

Exposed-fastener metal roofs are everywhere in New Market, on houses, barns and shops. The ones installed in the 1990s and 2000s are leaking at the screws, where the gaskets have hardened after 20 Alabama summers, and at the ridge and pipe boots. A full screw-and-seal with larger gasketed screws runs $800 to $2,000 and buys another decade. We also replace storm-lifted panels and rebuild flashing where a porch roof meets the house.

Shingle roofs on the older homes have the usual third-roof issues: tarred-over chimney flashing, old valleys, soft decking at the eaves. Repairs run $500 to $1,500. When they come due, many New Market owners replace shingles with standing seam or exposed-fastener metal because they plan to be here a long time and do not want to do this again. On a 30 square single-story that is roughly $18,000 to $30,000 for exposed-fastener and more for standing seam.

Trees are the other New Market problem. Big hardwoods near the house drop limbs in spring storms and keep the north slopes shaded and damp. We clear the small stuff while we are up there and tell you which limbs are over the roof. A limb through a metal panel is a panel replacement, usually $400 to $1,200 including the trim, and a limb through shingles and decking is a tarp first and a decking patch second.

Land and house sales are picking up as Huntsville pushes east, and buyers from out of state are asking for roof reports on homes and outbuildings together. We write one report covering the house, the barn and the shop, with a condition rating and remaining-life estimate for each.

Driveways and access: if the house is far off the road or the drive is soft, tell us in the form so we bring the right truck and trailer.

A note on hail and metal, since so much of New Market is under it. A 1 inch stone does nothing to a 26 gauge panel. A 1.5 to 2 inch stone can dent it without opening it, and most policies call that cosmetic and exclude it. If a big hail event comes through, we will photograph the roof and write a condition report so you have a dated baseline, and we will tell you plainly whether there is anything to claim.

The newer custom homes on the ridges are a different conversation: standing seam, long panel runs, and valleys that need factory-formed trim. Those are quoted per square with the panel, gauge and finish shown as separate lines, and the number is usually $25,000 to $45,000 for a large home.
