Roof Repair in Hampton Cove
Hampton Cove's roofs are big, steep and particular: 2,500 to 4,500 square foot brick homes with 8/12 to 12/12 pitches, multiple gables, long valleys and architectural shingles the HOA expects to match. We repair and replace them with written line-item pricing. Typical repairs run $400 to $2,000 here because of the pitch, and a full replacement commonly runs $14,000 to $28,000 depending on the square count and complexity.
The community was built out in waves from the early 1990s through the 2010s along Hwy 431 southeast of Huntsville, around the golf course and up against the base of Green Mountain and Monte Sano. The first-wave roofs have mostly been replaced once. The 2000s roofs are hitting 15 to 25 years, and the newer sections are young roofs that mainly need storm checks.

Large, steep roofs and HOA matching
Pitch is the first thing that changes the job. A 10/12 roof two stories up is a harness-and-anchor job, so setup time is real and the price per repair is higher than on a ranch in south Huntsville. The upside is that steep roofs shed water fast and last longer when the flashing is right.
Valleys and dormers are where these roofs leak. A long valley between two gables moves a lot of water in a short time, and if it was shingled through without metal in 2004 it is tired now. A valley rebuild with metal and ice and water shield runs $600 to $1,500 per valley on these roofs. Chimney and wall flashings on the multi-story elevations run $700 to $1,800.
Matching matters. Most Hampton Cove HOAs require an architectural shingle in an approved color range, and a patch in the wrong color on a front slope will draw a letter. We identify the existing manufacturer and color line, source the current match, and tell you honestly when 15 years of fade means a new patch will read slightly darker from the street for a season. On a replacement we handle the color submission paperwork when the HOA asks for it.
Mountain wind is the other factor. The slopes facing Green Mountain take downslope gusts, so we six-nail every shingle on a replacement and reseal the surrounding courses on any wind repair. Homes backing onto the fairways get the same treatment, because an open fairway is a wind tunnel in a spring front.
Skylights and big attics round out the Hampton Cove list. Many of these homes have three or four skylights, and the 2000s units are reaching the age where the seals fail; a reflash runs $300 to $800 and a replacement unit is quoted separately. The attics are large and often under-vented for their size, which cooks shingles from below, so on a replacement we check intake and exhaust and usually add ridge vent across the long runs.
On a 40 square replacement the job runs two days, and we stage it so no more roof is open at the end of day one than we can dry in before the afternoon storms. Impact-rated Class 4 shingles cost 10 to 20 percent more on a roof this size and some carriers discount the premium for them, which is worth asking your agent about before you pick a shingle.
Services in Hampton Cove
Roof repair for valleys, flashing, boots, skylights and wind damage, usually one visit, with color-matched shingles. Roof replacement with full tear-off and a line-item scope, typically 30 to 50 squares on these homes. Storm and hail documentation, including the adjuster meeting. Inspections for the steady turnover to Arsenal and Research Park families, who ask for the report before the offer.
Hampton Cove is 15 minutes from our Huntsville base. No travel charge. Sellers here often have us out before listing, because a clean written roof report on a 20 year old Hampton Cove roof removes the one item most likely to cost $15,000 in the inspection period, and a $600 valley fix beats a $15,000 credit.
